| Breaking early | Penalty can be large (interest rate differential) | Usually 3 months' interest |
| Best for | Tight budgets that need certainty | Buyers with room in their budget who may move or refinance |
How does the mortgage stress test work?
Lenders regulated by OSFI (the major banks) must qualify you at the higher of 5.25% or your contract rate plus 2%. Your housing costs (mortgage, property tax, heat and half of condo fees) and total debts must fit within debt-service limits. For insured mortgages, those limits are generally 39% of gross income for housing costs (GDS) and 44% for total debt (TDS).
What would my payment be?
Example: an $800,000 home, 10% down ($80,000), insured mortgage with a 30-year amortization.
| Amount | |
|---|---|
| Mortgage before insurance | $720,000 |
| Insurance premium (3.10% + 0.20% for 30 years) | $23,760, added to the mortgage |
| Total mortgage | $743,760 |
| Monthly payment at 4.34% | About $3,681 |
| Monthly payment at 3.43% (variable) | About $3,301 |
| Stress-test payment at 6.34% | About $4,583 |
You qualify based on the stress-test payment, not the payment you'll actually make. That gap is why your pre-approval amount can feel lower than expected.
25 or 30-year amortization?
Since December 15, 2024, first-time buyers (and buyers of new builds) can get 30-year amortizations on insured mortgages. On the example above at 4.34%, a 25-year amortization would cost about $4,051 a month versus $3,681 over 30 years. The longer amortization lowers your payment and helps you qualify, but you pay more interest over time.
How to get a better rate
- ☐ Compare a bank, a credit union and a mortgage broker
- ☐ Improve your credit score before applying: pay down cards and don't open new credit
- ☐ Ask for a rate hold of 90–120 days with your pre-approval
- ☐ Compare prepayment privileges and penalties, not just the rate
- ☐ Ask whether the lender will drop your rate if rates fall before closing
